Since 1/1/2024, stats on the 1,537 sales as well as 626 active listings and 204 pending or under contract listings as of 11/14/2024. Includes ASF (condos, townhomes) and DSF (detached single family, normal homes). The 1,537 solds averaged 74 days to sell, sold for median $244,295 and $150/sqft, sold for average $263,651 and $150/sqft, sold mostly for 100% of listing prices due to seller-paid concessions averaging $5,570. Median size sold 1,771 sqft. Sold prices range $1,250 to $1,475,000.
In contrast, the 626 active listings prices are much higher at $270,755 and $319,645 and $159 and $164/sqft. However, the 204 pending listings prices are similar to sold prices at $239,565 and $259,544 and $150 and $152/sqft.
Are Some Livingston Parish Active Listings Priced TOO HIGH?
Based on what has sold and what is under contract, the stats above appear to have answered this question. The market reaction to 2024 listings appears to answer perhaps so. The 2024 sales range of what’s been selling is $244,295 to $263,651 average and median. The pending listings, what buyers have agreed to pay, are priced from $239,565 to $259,544 average and median. However, the 626 active listings are priced on average and median at $270,765 and $319,645. This appears to point to a disconnect between what has been selling vs what is not selling and the average 110 days on market of active listings not selling. The disconnect may be seller expectations of too high of a listing price.

What’s Under Contract: $239,565 to $259,5441 on average and median
Active Listings Range: $270,755 to $319,645 on average and median
NOTE: This does not mean homes over $270,000 are not selling. Of the 1,537 sales, 531 or 35% sold for $270,000 or above. And, 265 or 17% sold for $319,000 or higher. This just shows the bulk of homes sold in the $244,295 to $263,651 range. The chart above shows Livingston Parish homes increasing in value, which is certainly a positive!
